Foreign ownership allowed / restrictions
Foreigners may own condominium units, but foreign ownership is capped at 49% of a building's unit space. Land ownership is prohibited, except up to one rai (1,600 m²) for a home after investing at least 40 million baht for 5 years, only in designated areas.
Buying process for foreigners
A foreign buyer must bring the purchase money from abroad in foreign currency through a bank, stating the purpose (e.g. 'for purchasing condominium'). For US$50,000 or more the bank issues a Foreign Currency Transaction Form; smaller amounts get a bank certificate. The certificate is shown at the Land Department to register the unit. Permanent residents may pay in baht.
Property purchase taxes and annual property tax
On transfer: 2% transfer fee on the appraised value, specific business tax of 3.3% on sales within 5 years of purchase, 0.5% stamp duty and withholding tax. A 0.01% fee cut (to 30 Jun 2027) is for Thai buyers of homes up to 7 million. Annual land and building tax: 0.02% up to 40 million; owner-occupiers are exempt up to 10–50 million (sources differ).
Buy-to-let rules; short-term rental licensing
Daily or weekly rentals count as hotels under the Hotel Act: a hotel licence is needed above 4 rooms or 20 guests, and fines reach 20,000 baht plus 10,000 a day, or up to a year in prison. Condominiums are residential, so stays under 30 days are generally barred unless the building holds a hotel licence. Leases of 30 days or more generally fall outside these rules.

Building work needs a permit from the district office (Bangkok), city or municipal office, or the sub-district administration elsewhere. Plans must be signed by licensed architects and civil engineers, with supervising architect and engineer named; approval is due within 45 days if the plans need no changes. Foreigners cannot own the land itself.
Selling property; capital gains tax
Selling: specific business tax of 3.3% applies to a sale within 5 years of purchase, unless the seller has lived there (named in the house registration) for at least a year; stamp duty is 0.5%. Individuals also pay withholding tax at progressive rates on the appraised value, and most capital gains are taxed as ordinary income.
Gross rental yield
Gross yield examples (asking rents and asking prices): a 32 m² Phrom Phong 1-bed at 15,000 baht a month is about 2.4% at the CBD average of 236,800 baht per m², or 4.6% at the city-fringe average; a 70 m² Kathu (Phuket) 1-bed at 18,000 is about 1.9–2.5% at Phuket's 2025 average selling prices of 125,000–160,000 per m².

Thai citizens without other cover use the universal coverage scheme; formal-sector employees join social security and register with a contracted hospital, with no cost sharing. Other foreigners pay for care: hospitals require payment up front and US Medicare and Medicaid do not cover care abroad.
