How to Use MPH Intelligence

MPH research tells you how a market scores. This guide shows how to turn that into a decision about your own move, using the same framework MPH uses to score every market: which market, which route, which risks, and what to take to your attorney, tax adviser and bank.

The short version

Six steps. Steps 1 to 3 work with free MPH pages; members go deeper with the full reports and tools.

  1. Profile yourself first. Capital, objective, timeline, experience, risk profile.
  2. Read the score properly. Check every pillar's badge, not just the total.
  3. Find the part of the score that matches your objective. Every objective has a named MPH component.
  4. Check the execution layer. Ownership, tax, banking, residency rules: where plans fail.
  5. Compare two or three markets side by side. Same rows, same scale.
  6. Put it on one page and take it to licensed professionals. Then recheck before you commit.
1

Profile yourself before you look at any market

The same market can suit one investor and not another. MPH profiles every investor on the same five points. Answer them first, in writing.

  • Capital: how much you are targeting for international allocation. It decides which programme minimums are open to you.
  • Objective: your primary reason. One of: international wealth diversification; a residency or Golden Visa pathway; passive yield from international real estate; tax optimization and offshore structuring; a second passport or citizenship.
  • Timeline: ready now (0–6 months), 6–12 months, 1–2 years, or exploring (2+ years).
  • Experience: your current international exposure, from none to five or more positions.
  • Risk profile: capital preservation first; balanced growth and protection; growth-oriented, accepting volatility; or high conviction, concentrated bets.

Add one line of your own: anything that would rule a market out for you (schooling, language, healthcare, family).

FreeTake the MPH investor assessment: the same five questions, under 3 minutes.
OutputFive answers you can read back, e.g. "$250K–$500K · residency pathway · 6–12 months · no international exposure · balanced."
2

Read the MPH Score properly

Every market passes through the same filter: three pillars, each scored 0–10 from weighted sub-factors. The MPH Score is their equal-weighted average × 10.

  • Arbitrage: how mispriced is the market versus comparable global alternatives? (Price-to-value gap 35%, yield / cash-flow spread 25%, tax & cost differential 20%, currency / entry advantage 20%.)
  • Scarcity: how constrained is genuine supply, and how strong is the demand against it? (Supply constraint 30%, demand trajectory 30%, uniqueness / substitutability 20%, programme / window scarcity 20%.)
  • Exit: how readily, and profitably, can capital be returned? (Resale liquidity / buyer depth 30%, transaction friction 25%, capital mobility / controls 25%, holding-period flexibility 20%.)

Three rules for reading it

  • Read the badges before the total. Dubai scores 79/100, Qualified, but its Scarcity pillar is 6.7: Conditional.
  • MPH Verified™ means all three pillars Pass. Dubai is not Verified because Scarcity is Conditional. Mauritius, at 76, is Verified: all three pillars score 7.0 or higher.
  • Open the sub-factors behind any pillar that interests or worries you. They name the exact risk, and that becomes a question in Step 6.

Find the part of the score that matches your objective

The total weighs every pillar equally. You don't have to. Each objective from Step 1 has a named MPH component that measures it directly. Look there first.

Your objective (Step 1)The MPH component that measures itIts pillar
Residency or Golden Visa pathwayProgramme / window scarcity sub-factor, and the "Residency / programme value" row of the report scorecardScarcity
Second passport or citizenshipProgramme / window scarcity sub-factor, and the "Residency / programme value" rowScarcity
Passive yield from real estateYield / cash-flow spread sub-factor, and the "Yield outlook" rowArbitrage
Tax optimization and structuringTax & cost differential sub-factorArbitrage
International wealth diversificationCurrency / entry advantage and capital mobility / controls sub-factorsArbitrage and Exit

Then use your risk profile

Every MPH score page (and every report) re-expresses the same pillars as three institutional reads:

  • Capital preservation first: start with the Risk read, downside exposure built from Exit plus a stability overlay. Lower is safer.
  • Growth-oriented: start with the Opportunity read, upside weighted to Arbitrage (45%) and Scarcity (40%).
  • Balanced: read Opportunity and Risk side by side.
  • High conviction: weight the Confidence read, the quality of the evidence (data recency, source depth, on-ground verification), before sizing a position.
Output: your priority component, and the pillar it sits in. If that pillar is Conditional (below 7.0), treat it the way MPH's bands do: as a defined caveat. Write it down as a question for Step 6.
4

Check the execution layer

A market can score well and still not work for you. Banking, tax, insurance and residency rules are the layer between a good thesis and a funded deal.

Work through the three questions buyers ask at the deal table, for each market still on your list:

  • Legal & ownership: can you own it? Foreign-ownership rules, how title is held, the residency route and its minimum, any minimum holding period tied to it.
  • Yield & value: what does it earn? Gross versus net yield, entry costs, and how the income is taxed there and in your home country.
  • Liquidity & exit: how do you get out? Resale depth, transaction friction, and whether capital moves out freely.

Then add the practical items: can you open a bank account as a non-resident, what insurance you need, and how your Step 1 deal-breakers check out.

FreeEach score page answers the three questions at summary level; market guides, e.g. Mauritius, add context.
MembersResidency + CBI programme guides, yield + entry cost data sheets, the tax matrix and the visa comparator.
Output: yes, no or unknown against each item. Every "unknown" becomes a question for Step 6.

Compare two or three markets side by side

Shortlist two or three markets, not 27. MPH scores every market on the same rows and the same scale, so they compare directly.

Then test your favorite

  • Re-run your numbers with less favorable assumptions: lower rent, higher costs, an earlier sale than you plan.
  • Read its Exit sub-factors as if you had to sell early. Does the market still work?
  • Check every date that matters to your plan, such as a programme window closing, against your Step 1 timeline.

Put it on one page and take it to licensed professionals

One page lets your attorney, tax adviser and bank spend your paid time on your specific questions, not on the basics.

Here is the method applied end to end. The investor is illustrative; every Mauritius figure is MPH's published data (score page, updated June 2026, methodology v1.2).

Worked example · reading the score

Mauritius: 76/100 · Qualified · MPH Verified™

Arbitrage · Pass7.4Price-to-value 7.5 · Yield spread 7.8 · Tax & cost 8.0 · Currency / entry 6.0
Scarcity · Pass8.1Supply 8.0 · Demand 8.0 · Uniqueness 8.5 · Programme / window 7.8
Exit · Pass, slimmest7.2Resale liquidity 6.5 · Friction 7.5 · Capital mobility 8.0 · Holding flexibility 7.0

For a residency-first investor (Step 3), the priority component is programme / window scarcity: 7.8. MPH rates the residency route open and high-quality: buying an approved scheme property from USD 375,000 brings an Occupation Permit, and MPH notes no closure has been announced.

All three pillars Pass, but two sub-factors sit below 7.0: currency / entry advantage 6.0 (the rupee is a managed float with episodic depreciation) and resale liquidity 6.5 (a small market with thin secondary trade; national days-on-market is not published).

What the method catches: the USD 375,000 threshold fits inside this investor's $250K–$500K band, but it uses most of it before costs. And per MPH, selling the qualifying property ends residency, so the exit question and the residency question are the same question. Those go to the attorney first.

Priority componentProgramme / window scarcity 7.8 (Scarcity 8.1, Pass, the strongest pillar)
Slimmest pillarExit 7.2 (Pass): resale liquidity 6.5 is the constraint
Budget and exit linkedThe USD 375,000 route uses most of a $250K–$500K budget, and selling the qualifying property ends residency. Plan the holding period before buying.
Other sub-factor below 7.0Currency / entry advantage 6.0: the rupee is a managed float. MPH notes scheme prices and yields are typically quoted in USD or EUR, which gives some insulation.
Yield contextGross yields of roughly 5–7% in core areas, per MPH. Net will be lower after costs.
Weakest evidenceConfidence 75. Its weakest input is on-ground verification (50): no MPH fieldwork yet. Verify locally.
Questions for the attorneyDoes this specific property sit in an approved scheme, and does it qualify for the Occupation Permit at USD 375,000? What are our entry costs in total? What happens to residency if we sell, and are there routes to permanent residence?
Questions for the tax adviserMPH notes a flat 15% income rate and no separate capital-gains tax on property in Mauritius. How will our home country tax Mauritius rental income and a future sale?
Questions for the bankWhat does a non-resident need to open an account? How do we manage rupee exposure? (Mauritius has an open capital account, per MPH.)
